Great to hear back from someone. I am a slut for a good deal no matter where it is(to put it bluntly). If a project has a profit in it, I will listen even if it is in China. I do alot of residential flips most of the time. But as of late I have gotten into condo developing. I take old warehouses, hotels, etc. and build out into units. I find condos appeal to all types of buyers, you can't really go wrong with it, if the location is good. I will always be open ears for a project proposal like this.
I learned the developing process with land. There is alot more overhead and risk with this. I am in CT and only developed land in CT so it may be different elsewhere. The problems I ran into are the price per ft on asphault. Also the fact that your putting in a public road means you owe a bond to the town right after you take title to the property. I like all forms of developing, but why do it this way when there is less overhead and out of pocket expenses other ways.
