Where is your 3 family located? I am in Connecticut. I have flipped a few houses in CT, tough state to do it in but its been done. I have most of my money tied up in a condo development in Hartford for now, but I am always a fan of residential flips. Have you gotten anywhere with getting involved with any flips currently?

Great to hear back from someone. I am a slut for a good deal no matter where it is(to put it bluntly). If a project has a profit in it, I will listen even if it is in China. I do alot of residential flips most of the time. But as of late I have gotten into condo developing. I take old warehouses, hotels, etc. and build out into units. I find condos appeal to all types of buyers, you can't really go wrong with it, if the location is good. I will always be open ears for a project proposal like this.

I learned the developing process with land. There is alot more overhead and risk with this. I am in CT and only developed land in CT so it may be different elsewhere. The problems I ran into are the price per ft on asphault. Also the fact that your putting in a public road means you owe a bond to the town right after you take title to the property. I like all forms of developing, but why do it this way when there is less overhead and out of pocket expenses other ways.

Hello,
I currently work with other investors money, to put it bluntly. The other suggestion in your forum is ok, more of a long term investment if thats what you are looking for. My investments are short term, quick return. I dominantly do residential flips, I am currently doing a condo conversion in Conn. So I might be able to assist you in that project also. Have you ever considered being an investor lender? If interested in my ideas, let me know. I would be happy to discuss them with you. Take care.
