Post: Where do I advertise a commercial sublet?

Hi Chris,

Loopnet and Costar are the go to sites for commercial listings.  I assume he is a tenant and he wants to sublet some space?  If he is an owner he should consider hiring an industrial broker.  What market is he in?  I am happy to provide recommendations if it is a market I have worked in.

To manage expectations, subletting space in an open warehouse is not very straightforward.  If he is vacating all of his warehouse or if the sublet portion is demised/separated from the rest it is much easier.

Please let me know how I can help.

Thanks,

Phil

Hi BP,

My name is Phil and I am a 12 year veteran of the commercial real estate (CRE) industry. I've spent my career working in acquisitions and asset management for various REITs, brokerage firms, and small private equity shops and now want to do real estate for myself. I'm specifically looking for small infill warehouses near city centers and well located multi-families around Boston. While I have never done a multi-family project on my own, I hope I can learn the business quickly and opportunistically buy properties to hold long term.

I am looking for like-minded BP members.  Would love to connect with others who need help understanding office, industrial, or warehouse properties. Happy to help you with your underwriting, market info, due diligence, whatever!  In return I hope I can learn how to generate leads and capitalize on opportunities in the multi-family market.

Thanks everyone!  Good luck out there. I hope I can add value to BP.

Best,

Phil

Welcome @josephsinclair,

I too am new to BP and living in the Boston area. My wife and I are looking for a SFH or MF for our first home as well as looking for small investment properties. Let's find a way to meet up with other BP members in the area.

If you ever need a sounding board on project please don't be shy to reach out.  I have extensive commercial real estate experience and can double check the numbers quickly.

Good luck!

Hi everyone,

My name is Phil and I am looking for a GC to help me on multifamily projects in the Boston/Somerville area.  Please reach out ASAP as I have an investor ready to tie up a four family but we want to have a GC on board before we commit.

I'm new to the rehabbing game but have extensive experience in commercial real estate, especially warehousing and industrial.  Feel free to reach out about any commercial opportunities.  Happy to partner up or simply give you a second set of eyes on a project.

Thanks,

Phil
