Thank you both for your opinions. I emailed my property manager and she thinks I will be getting it back. At least she hasn't heard anything stating otherwise from the landlord, so I'll just hope for the best.

So I found myself in a different situation recently and am not sure how to handle it. Long story short I put up my primary residence and my rental condo up for sale and I was going to buy a new primary home. They both sold very quickly and I was unable to find the right new house to buy so I ended up renting. 

Fast forward 9 months, and I unexpectedly (wasnt actively searching) found the right new home, placed an offer and it was accepted. I told the property manager of the home i was renting and she thought the owner may want to sell the house I am renting. 

We kept the house in immaculate condition and furnished nicely so it staged well and they just accepted an offer with a proposed settlement for end of August. It sounds like once inspections are completed and the deal looks solid they'll terminate my lease. 

My question is this, shouldn't I be entitled to my security deposit? We've been extremely cooperative and on good terms with everyone. Although we did break the lease 3 months early... But they sold the home. 

I haven't asked about my security deposit yet and already paid for my last month which is July. 

Well that was longer than planned! Appreciate any thoughts.

@Bill S. Good to know! Would you be concerned if there wasn't any early termination clauses in your lease and a tenant asked to add one, like a 60 day notice due to the chance I could get transferred at my job?

@Beth L. I can definitely offer impeccable credit rating and that my family and I are meticulous and keep a clean home. I guess they could look at my Trend MLS listing to verify this, not sure if that would seem weird to mention to them or not?

Hey all, I'm on the other side of the fence and need to rent a property while I'm in between homes. I thought I'd ask for some recommendations on the best way to approach getting the right lease term and price. Beings I'm in between homes I really don't want to lock into a 12 month lease and miss the next spring market for my chance to buy a new home. At the same time, I know landlords usually prefer to have a tenant that's going to stick around and don't want to jeopardize not getting the rental because they think I'll leave too soon. I already mentioned short term leasing to one owner at a rental property that I liked and he basically had no interest in renting to me after that. So should I mention anything about preferring to get a 6 month lease then month to month after that or no?

Secondly, price. I know I can only do one of the other but most of the owners near me are negotiable with their rent price. I was thinking of negotiating slightly and not mentioning anything abut being locked into 12 months and hope they will let me out early if I can give them a 60 days notice. 

Any suggestions or input?

I checked with 3 different companies and they all seem to be around the same price. The windows aren't very large, they're sliders and the average size is 14 X 42''. Glad to see you guys agree with my counter. We've been in negotiations all morning, right now I'm at $17,500 and replacing 5 windows....wish me luck!

Yes the commission and general closing costs have been factored in. Unfortunately I have to let them know by tomorrow, they played it that way (I think).

Hey guys, need some help ASAP. I listed my current home (condo) for sale on Monday and I just received an offer that I need to counter. Let me give some background first:

Purchased for 138K (2005) completely renovated which I dumped another 25-30K into.

Place is beautiful and needs nothing BUT windows, actually the glass. Their double paned windows and the seals broke so they have some cloudyness to them. When listed, my realtor put in the advertising that I'd be replacing 5 window "sashes" Cost to repair all the window glass is $1,600.

Now onto the offer...

Listed for $119,900 (comps in the area stink, latest NICE one sold for $115k)

Buyer offered $110k and wants my surround sound too

Closing in November

What I was thinking of countering with:

$117k, I don't fix the windows, they can have the surround, close in 30 days but let me rent back from them for 2 months as I haven't found my new home yet.

What are your thoughts on that counter? They are cash buyers and I currently owe $116,500 to break even. BTW, we are having our first open house this Sunday...
