I live and invest in Indy. I use a full service turnkey company that mainly focus in SFR, not Multi, a few duplexes here and there but that's about it.

Welcome, Zachary!

There's a lot of content to take in here!  Find what is attainable/realistic for your situation and focus on it.  At least that's what I did and it's working out so far...  No where close to financial freedom but get closer every month and have a plan that I'm on track with...  so I've got that going for me...  which is nice.

I'll recommend PARC Property Group as well.  I just closed on my first property with them late last year and they made the process as simple as it could be.  

I did tons of due diligence on multiple TK providers and PARC was the only one who checked off all the necessary boxes.  If you're looking for a 1 stop shop, PARC is the way to go.

Wayne Grabman is who I use.

I'd be happy to PM you his info if you like.

He does home inspections and also works for the county assessors office. He may be able to add a little more insight on the property/area than a typical inspector. I think it starts at $250 and up based on the size of the home, but don't quote me on that.

Can someone recommend a lawyer to help form an LLC?

My last recommendation is on an average of 8 days to respond to my emails and another that I reached out to has yet to reach back yet...

So long as the numbers work for you, it sounds like a deal.  TK companies know that if they price them too high they will not be able to find a buyer who is financing because the appraisal will come in too low.  If that's the case, you can walk or the TK can come down in their price.

Lawrence isn't a good area to invest in for big appreciation.  If the cash flow is there, I'd say you're in good shape.

Is the TK going to manage the property as well?
