I am not sure if this is the right area to post. My question is that due to numerous unfortunate circumstances, two properties that my partner and I purchased (through a program) were underscoped, and we cannot move forward financially. At this point, instead of continuing to pay the interest loan payments on properties that we will never be able to financially finish since the rehab loans will not cover the actual cost of the rehab, I wanted to know the ramifications of returning the properties to the loan servicer, deed in lieu. We are an LLC, but I wanted to know what type of reputational hit this will be for us and if this would show on our credit in any way. Help and advice are always appreciated. Thanks.

Just because you personally don’t see the value in an event like this doesn’t mean that it’s not beneficial for thousands of others.  there are other areas around the country that don’t have a good REI group and meetups so they’re not learning anything locally. I completely agree that there are lots of other ways that are free for somebody to learn and grow. But where are you going to find the networking like this? Beginners, somebody who’s done just a couple deals or somebody who wants to expand their knowledge on another topic or learn a different avenue of investing plus the connections you build is worth it. Just because you’ve been doing this for so long and feel like you can’t get any better because you’re doing everything perfectly already doesn’t mean it wouldn’t be a good event for you to go to. Everybody can always grow as long as you’re willing to.



deep down, what I like about it is the cost is higher, hopefully there are less people there who have zero money and are like the peddlars at the street lights trying to raise a $500 EMD money to wholesale a property they have never seen 2000 miles away.


 Everyone has to start somewhere, don't knock the hustle. So you are happy that the event is exclusionary at prices that perhaps exclude the person that is trying very hard to improve themselves. Very telling and unfortunate.

OK to funny, in your avatar you advertise yourself as a lender. It says Pippa Stewart/ Lender/ Nevada so what is that ? . And just so you know any thing that has to do with bringing a borrower and a lender together for compensation in 12 states requires a license. Nevada being one of them.. so Yes you need a license in those states.. The others for non owner occupied you do not.. thats the point i was making.. you cant hide behind I just bring private people together thats not the law in the 12 states.
I wasn't trying do anything wrong, fool anyone, or be manipulative. The profile was created by our IT director, and he chose lender because he wasn't aware of the nuance. Perhaps a comment of "hey by the way" instead of a comment on the board making an assumption that someone is trying to do something wrong.  Please understand that most be don't have bad intentions. I understand the laws as well Jay, my partnerships are tight, and so is my legal counsel. Thanks for the advice. Have a great day.

well your legal council is in adequate and I highly doubt they authorized you to hold yourself out as a lender on Social media thats a clear violation.  And folks on BP have been taken  advantage of big time by fake lenders or not ready for prime time brokers etc.. So even though we all want to hold each other up we also have to protect the innocent from poor advice and those that really dont know the laws.
Jay, please stop harassing me. I get it, you are the expert in everything real estate, lending, brokering, and all. You are a top contributor and poster, you have a podcast and you are the man. Great and congratulations. Instead of building someone up, you go through posts and try to tear people down. I get there are scammers on here. There are scammers throughout all business. Did you go to my website? Does it say that I'm a lender? Does it say that I'm a realtor? Do my clients say that I misrepresented myself as a lender? No. So please just go do your podcast, and educate people on how to stay safe doing deals, growing wealth, being safe, and learning real estate concepts. There is nothing more to say on this subject. You have thoroughly berated and chastised. I got it, I'm a bad person. You've done your job. Good grief.

A Nevada Lender MUST be licensed and have their NMLS and state license # on any advertising they do including BP post like this.. CAREFUL ..

Hi Jay, I never said I was a lender. And if you go to my website, it does not say that I am a lender. What it does say is that I have access to private money and access to funding. I have never made any misrepresentation. Same thing about making comments about being careful about those who have only made one post. EVERYONE has only made one post until they have made their second one. Can we have a collegial space here? Thanks.
