Thanks for the information everybody. I talked to the people at Smart Property Systems and they say it will work for Canadians.I'll give it a try.

Thanks Kenny but will I be asked to verify my ID buy entering a U.S. social security number and a U.S. address? I am not American so I don't have those. That's were all the software's lose me. 

Does anyone know of property management software that will allow a Canadian to collect rent on U.S. rental properties? I tried cozy but when it comes time for me to verify my ID the software will not allow me to enter Canadian information. So basically I can't collect using ACH with their software which would be super convenient. Thank you for an information.

Hi I was wondering if anyone felt the best way to new deals that pop up on MLS is through the listing agent? It seems to make sense that other agents would have to make appointments through the listing agent and the listing agent would be showing a home to people that they would be getting both sides of the commission. Thanks.

Thanks guys. When buying a home there is there a repair deposit that is held by the city until repairs are done by a contractor? Then your money is released back to you. Someone mentioned that.

Could anyone post zip codes of areas of Cleveland that they would not recommend buying rental properties? I'm talking about war zones/very high crime neighborhoods. Thank you.

Could someone please give advice on if I should buy my first U.S. property in my personal name or in an L.L.C.? I am Canadian and it's been recommended to me several times by accountants to just buy my first property in my own name with a large(5 Million $) umbrella insurance policy.

If I buy in an L.L.C. it must be owned by an L.L.P. so I won't be double taxed  (U.S. then Canada). The cost for me to set up an L.L.P. structure with an L.L.C. is $3500 and about $2000 per year in annual accounting fees. The cost for a large umbrella insurance policy is approximately $2000 per year and $300 in annual accounting fees. 

Should I take my accountants advice? My U.S. property manager does not recommend holding in my personal name but several accountants do. Confused!!!??? Does anyone have any recommendations please? Thank you.
