True, you do have to have a broker, we have one, but she mainly has handled selling properties and doesn't have much experience in property management.

Does anyone know of any good reads for someone looking to start managing property? My partner and myself have managed our own properties for some time now, as well as wholesaling for the last two years. We are looking to start managing property at the end of this year and have all of our ducks in a row as far as entities and business structure. Now, I am looking more for books and guidelines that deal with the owner / management relationship. Does anyone have any input or suggested websites / books for this?

I would say yes. Your deals, if you are wholesaling well, should be good enough to build a substantial buyers list. If you don't have any yet, just post something about having homes at a discount available to buyers on your list. Much better way to build trust, rapport with your buyers.

You know, I'm finding more and more Realtors that have this same mentality. We've come across some deals that would make great properties for retail buyers, but that I cannot purchase (liveable properties that I can sell for 80%- repairs) so wholesaling these properties really makes sense. We make a little, and the buyer gets a good deal. Almost every buyer's Realtor I've spoken with has no clue what's going on with wholesaling. The topic usually comes up when we start talking about the buyers and their financing. I have to tell them that the home will not pass FHA financing guidelines. I'm am currently trying to find a local bank in the area I can send these retail buyers to...any ideas?

+1 Realtors understanding wholesaling seems to be the biggest problem most of the time.
