Hi fellow members,

I hope everyone is healthy, and doing well. 

I was wondering if anyone can help me understand at which point I should factor in the Capital Expenditures when evaluating a multifamily deal? I am understanding that these numbers are not part of the Net Operating Income as they are not considered routine yearly expenses. If this is correct then I would like to understand when exactly is the time to factor these costs into my budget?

Hello members, I just sent out my first direct mail campaign and I got zero call backs. I used a list of 1800 pre for-closures, single family, older then 50, and at least 50% equity in the property. I used Turbo Letters and sent out these cool post cards with a pic of that property on the card. If anyone can help me with this I would greatly appreciate it.

@Cassi Justiz thank you . It is on the market for 2 days and I had a few ppl showing interest at this point. Do you think I should wait for someone that looks more qualified?

@Tom S. The reason they are so low is because received Court docs, and police report, and identity theft. Also my rent will be 1025 a month and they make together around 3000 a month

Thanx Michael. This is a c market so would you say this is good to work with? Also what ratio am I looking for as far as monthly income to rent?

Hi everyone, just closed on my first property and now we are up to screening tenants. I have two sisters interested  with a 545 credit score and a 485 credit score. Otherwise no red flags. 

Can anyone help with some advise?

Hello fellow members! I have just got my first property under contract in Allentown Pennsylvania and I need to find an inspector that is thorough and honest. I know someone who was burned badly by a dishonest inspector and therefore I would like to see if anyone has any recommendations for me or if anyone can let me know where to find one. 

I am new and I really appreciate all the help I've been getting on the forums thus far! I really hope to one day be experienced enough to pay it back and help others on this amazing website.
