@RICHARD FOX, the problem is, in this neighborhood, people pay top dollar for a more modern looking house. The porch must be removed anyway, due to major structural issues, so if we are going to pay to remove it, we might as well change the look in order to give people in this market what they want in order to maximize profit and sell faster.

We renovate entire homes, completely from the studs in many cases, but we keep the integrity of the outside of the house. This house is the exception. We need to take the facade from traditional (some may say colonial) to contemporary or at least more modern. It looks tired and needs, at minimum, a good facelift. It is in a highly sought after neighborhood of homes built in the 70’s. That’s what people want in this neighborhood and will pay for it to already be done before they buy. Most homes in this neighborhood sell before hitting the market. We have to remove the entire front porch (structural damage due to roots) and will be removing all of the columns. We are amenable to changing the roof line in the front and painting or doing another treatment to the brick. Basically, it would be great if we could make it completely look like a totally different house. All of the landscaping will be removed. I am completely stumped with this one and cannot figure out what to do! Any and all suggestions will be greatly appreciated and if you have pictures please post them. Get out of your box!!! …. I am trying to get out of mine, but I think someone taped the lid shut! I know we have some very talented people on here, so what do you think? Be bold! There is no wrong answer. Thanks.

Does anyone in the Memphis area know where to purchase locally a high end real estate sign post?  I am not looking for a typical metal frame, but for more like a "seven shaped" post (or similar) with a modern aesthetic in which a sign can hang.  I could always have one of my guys make one out of wood, but it may be a lot cheaper and faster just to run out and buy one.  Many thanks in advance for any suggestions!

LOCATION, LOCATION, LOCATION!!!!! This house is by Rhodes College and Snowden Elementary (just off of McLean) with the Greenline literary DIRECTLY behind the large backyard which includes a garage and shop.  There are many Rhodes professors and assistant professors that live nearby and ride their bikes to the school.  

Incredible opportunity for a complete fix and flip!  This house has been completely gutted and is a blank slate for someone to come in and make it an amazing property.  House still has central air that was added just a couple of years ago with large Carrier zone unit.  Just one block north of this house, a complete new build (1811 Mignon) was sold for $222,000 and is now valued at $260,000 during a recent appraisal.  

This one will not last long as hot as midtown is so call me today to setup a time to go see the property.  Any questions, please don't hesitate to email.

Bobby, that's too large of an area to say if it's good or bad.  One end of the same street can be an awesome area while the far end of the same street may be terrible. We would need more details to give you an honest answer. Midtown can be a little tricky if you don't know the area well or live in midtown. I get calls all the time from people who live out East (Germantown, Collierville or East Memphis) that still can't figure out midtown -wanting our opinion since we live in Central Gardens and have several houses in different parts of midtown. Just please be careful. The rental market doesn't seem to be softening. Most good rentals are snatched up in days. Feel free to pm me if  you need more details in the area you are looking. That is terrazzo. Original terrazzo in good shape is extremely expensive and very coveted, especially in mid century modern homes -- which are in great demand and growing.

I need to get some VCT maintenance (waxing, buffing, etc) done in our commercial building. Does anyone know of a good, honest, reasonably priced company in Memphis?  The last company we used is now out of business.
