Hi joe, I am cold calling, text messaging and doing Fb ads, and on occasion I will send mailers but only to specific niches like tax delinquent. I cold call m-f from 5 PM - 8PM and on Saturday from 11 AM - 2PM. Maybe I just don't know how to lock down deals.

Feeling deflated! It’s been about 11 months since I started this wholesaling journey and I haven’t landed my first deal. Listening to podcasts and watching videos where people have found success in weeks or months is making me feel so incompetent, and oddly, a bit upset (and low key envious) because I am a hard worker and I am giving this my all. Can’t even use the excuse of having a full time job bc there are so many who succeed working 40+ hrs/wk. I’m not going to give up but knowing that I am approaching that one year mark without a deal is very detrimental at this time. I shouldn’t compare my journey to others but.... I’m  at a point where my savings is almost exhausted and I’m no longer feeling hopeful. Hopefully tmrw will be a better day.

Please help!!! I'm dealing with a situation where there is strife in the family. Father passed away 5 years and left behind a home that is free and clear,  however, he never created a will. There are multiple children, some living in the property and some not. The ones living in the house did not pay property taxes so it is going to default to the county in a month. At this point, no one wants to pay the taxes.

My question is, can I still wholesale this property if I find an investor who is willing to pay the back taxes and set up an agreement to have the house deeded to the buyer after probate is over? I guess the difficult part of this is that they are not currently in probate therefore there is no executor or administrator... what can be done in this situation until I help them get the probate process started?
