Something else to consider in addition to what everyone has said is that your cost will be significantly higher than the prices properties are listed for in those areas due to supply shortage and high demand. Bidding wars.

I'm in the Statesville/Hickory area currently. I'm set on buying a MF property to house hack. Though there aren't many properties on the market here. I'm reading all these posts regarding people buying their first MF property to house hack and begin their journey. It all sounds so easy when I read it but on the flip side, when I'm searching, I am not finding any listings. That being said, what are some solid markets to consider that might be good for a first time investor? Just from the listings, I'm noticing that many MFs are in the Ohio/Kentucky/Indiana area, but I've never lived there and have no idea what the market is like.

@Juan Campos Similar is going on in the Raleigh market. A co-worker of mine paid 100K over the listed price to secure a house.

If you're just starting out, how do you go about finding off market properties? Is paying the only way? Or is it doable without a paid service?
