My wife inherited a townhouse in Belgium and it is a hot seller's market there right now. We want to sell it and bring that money here to the USA to reinvest. My accountant isn't very knowledged in the international tax implications or the best strategies for bringing a large amount of money into the USA from a foreign bank account? Has anyone done this? Can you connect me with anyone that has that international understanding?

I would have been nice to meet up but because of the virus situation, we cut out trip short and headed back home.

That is right. I realize that I would need to get a judgement from the judge to proceed with anything. If I have a judgment in my favor, what then?

I had some tenants move out and they left a mess and an outstanding balance. They say they will pay me back by the end of February, but we'll see. I have all my documents ready to garnish their wages.

As I was cleaning up, I came across the title to their car. My lease agreement says that when a tenant moves out, anything they leave behind becomes my property. I have their title. The car is not mine because I don't have a bill of sale, but can I put a lien on the car?

Anthony and others...

I would like to meet with like-minded investors. I am an investor living in MO, USA. My wife is Belgian and I lived in Gent for 3 years. We have one townhouse rental in Gent and I'd like to learn more about the the rental business and investing in Belgium.

Here in Missouri I am investing in small apartment complexes, so I could share what I know about that.

I'll be in the Gent, Gavere area for a few weeks in March 2020. Anyone want to meet?

I found a property on the MLS advertised as 10 units, but it is actually 5 duplexes, each on their own property, being sold together. They were all built in the same year, have the same floor plan, construction, size... the only difference is the lot size and county tax amount. 8 are occupied, 2 empty. I think the empty duplex needs some work. I am going to meet the seller's realtor tomorrow and take a look inside the empty unit.

Do I analyze this as a 10-plex, or as 5 duplexes and then add it all together.

Do I make the offer as if it is a 10-plex, or itemize each duplex and add together?

How would the bank see this for financing? 10-plex (commercial loan) or 5 duplexes (private loan looking at my credit)?

No, I did not follow up on that. I considered that house to no longer be "low hanging fruit". There are several other empty houses that I am going to check into.

From reading this thread, I checked on an empty house near me. I was able to talk with the lady across the street and she said that someone had just bought it 2 weeks ago, getting it out of probate. Still learning - so I don't know exactly what is involved with that.

So, is it still a possibility? I could offer an amount above whatever he paid for it, essentially turning him into a wholesaler. Or is that one considered gone? It needs a lot of work, but when fixed up it would be one of the nicer homes on the block. Has a pool in the back. Would make a nice BRRRR property.
