Question about 2 year leases for landlords or agents. Is it common for agent commissions to be based on 1 year of rent or the 2 year total? It is usually around 4.17% of total rent for 1 year leases here.

I have a client here in Southern Florida who has just closed on their house 5 days ago. They received around 70k in profit, do they have to pay taxes on this amount or would this be a good situation to do a 1031 exchange to buy another property?

Newbie here on the site looking to introduce myself. I just graduated from college in Boston 2 months ago and moved down to Florida to begin my career. I am very entrepreneurial so I figured this would be a great place to meet some like minded people and gain some valuable knowledge about the business.
