Hello. After tearing out my last hair trying to line up a handyman for a job at one of my properties in Burlington, I've decided to use a management company since presumably they either have repair people on staff or a list of contractors who will respond to their requests. I'd appreciate recommendations for a management company. I own very nice, rehabbed SFH's and I'd like to work with a company that will ensure the homes are well maintained.

Thank you so much, Kevin. I think the occupant option would be the right one in this case. I don't have any experience with adding such a clause in my lease, however. What should it contain? That the occupant agrees to all the terms and conditions in the lease but that the tenant will solely be responsible for the rent and utilities?

Most states have very clear laws about how landlords may dispose of property left behind by a tenant. Check your local rental codes for guidance. What a drag. I'm sorry. But don't touch anything, especially the cash, until you know what the law stipulates.

I have a great tenant who's been at the house for 1 1/2 years and is now on a M2M. I recently discovered that his dad has moved in temporarily, though I don't know for how long, after recovering from what I gather was a rough spot. My lease states that anyone residing on the property for more than 2 weeks must be added to the lease. I'm willing to make an exception here since my tenant is responsible and is clearly the one paying all the bills, but would I be making a mistake? How important is it that dad be added to the lease?

I'm about to sign a contract on a property I'm purchasing through a commissioner's sale in Alamance County and for which I'll receive a commissioner's deed rather than a general warranty deed. In such sales, is the buyer assured that there are no other existing liens on the property? I don't want any nasty surprises.

Hello. The contract with my current RE agent contains the following sentence: "Although Buyer may at any time withdraw from the fiduciary relationship existing between Buyer and Firm, the contract created by this Agreement may not be terminated by Buyer or Firm prior to its Expiration Date without legally sufficient cause." What is legally sufficient cause? I'd like to exit my current agreement and work with someone else, but that sentence gives me pause about how to proceed. I'd appreciate any insights.
