Thanks for the reassuring words. This sort of resonates with me, because it's how I feel entering the real estate market should be. Past experience hasn't deterred me from realizing that, if anything it's motivated me to find a way that doesn't involve conventional methods.

I don't think I/we should be ruled by a number that in my opinion unfairly assigns risk when the real numbers that should be presented paint a different picture.

I might uh.. one up your question so to speak, and say that the real question is *what* does it take? Right now, that what is a known unknown.

I'm certainly motivated to find my own way, it's how I live my life. In time I'm sure I'll figure it out, and that I'll get there with focus and patience, the latter being the most difficult to overcome :)

Howdy folks,

This is my obligatory introduction. I'm from Tempe Arizona and came here to try and soak up as much information as I can before I jump into the fray and try to find somewhere to settle my family down in.

Though I'm not an investor, and likely have no hope of ever becoming one, I'm so far enjoying learning about creative financing and other things I haven't yet heard about!

Last night I learned about trade lines, hard money lenders and lease options.

It's a crazy and interesting world, real estate investment - and hopefully when creditors say I can get off of the sidelines I'll be able to have an edge on the typical home buyer.
