Hello @Jason Rector, First off I love snow birds, 9 out of 10 people you'll meet around here have moved here from somewhere else. Because of that it is really easy to meet new people and plug into the community. 

From your description of yourself I would look at St. Petersburg, Indian Rocks and Clearwater. You may also want to do a quick look thru of the small towns along the gulf coast in the Tampa Bay area. Each has it's own flavor. I live in Dunedin, FL because it’s small town feel, access to the Pinellas Trail and proximity to Honeymoon island.

Bank of America does a drive by appraisal. I'm told they are checking general condition and to make sure there is no active construction happening. I believe this is rather common.

I agree with the idea of not making the tenant feel like they are interrogated. I've found keeping them at ease creates a better experience for all. Ideally you want them to tell you when something is wrong, not finding it 3 months later. Changing smoke alarm batteries gets you in all the bedrooms and checking for leaks under the sinks gets you in all the bathrooms/kitchens. Then walk around the outside of the property.

@Isiah Ferguson On the handyman, I would learn everything you can from him. You are paying him to be there, use him. Maybe next time you can do the inspection and just call him in if you see something that is not right.
