Turnkey providers are only as good as their track record. Get several refferals and make sure that you make at least (1) trip out to see the property before closing on it. I agree with several comments about this being a good way to start out but perhaps not a long term viable option to grow and scale. 

Pro tip - When interviewing the company ask them to tell you a time when they made a mistake that cost the owner and what they did to make it right. If they can't I would certainly count that as a strike against their credibility.

I am currently negotiating a multi property deal that the seller has agreed to a seller finance with a balloon payment in 10 years. My question is if I have an end buyer who would also like to have a similar setup can I wrap the current balloon payment into a seller financing deal for an end buyer. If I can what are the best steps (e.g. attorney, RMLO, etc) that I should take and what should I consider if something goes wrong. Would you recommend avoiding any particular elements to a deal like this and if so why? I have done a few seller finance deals prior but they were very different than this. I am in Missouri.

@Dustin Wiskes love the insight! Honestly I feel it’s worth what it costs but I was a little hesitant due to the virtual classroom opposed to the in person 3 event and getting to walk a property with the group. But yeah I’ll for sure reach out for those vids. Chat soon.

I have been investing both in Canada and all over the US in single family and small multifamily. I want to better educate myself on Mobile Home Parks and the finer elements of due diligence, purchase, value add, and overall management.

I discovered the boot camp course offered by Frank Rolfe and his team and often heard a few students chime in. Could anyone offer their opinion on this course and the value that they think it brings? I know Frank is often on these forums but I’m hoping to get former students here to share their experience. It’s $2,000 and I wanna know if I can get the same Information from their podcasts...which are great mind you.

@Praveen Balaji a fresh coat of paint is one of my top updates when trying to attract better higher paying tenants. It gives the unit a fresh clean look. Highly highly recommend.

Also, another great strategy is to get cleaners you thoroughly clean the entire unit professionally. Those 2 elements are sure to give your unit a better chance at higher quality tenants. I wouldn’t do it on every turnover but if you are just starting out for sure.

Good luck
