@Jamal Pitts makes the exact point I would and the reason I'm buying west of Fishtown on the other side of the El (South/Old Kensington) or slightly north in Port Richmond. But hey, go with Grays Ferry and leave Fishtown/Kensington to me, I'm happy to have less competition :)

All four of the neighborhoods you mentioned are what I would consider investable (I don't think that's a real word by I'll use it anyway). Having said that, if you are focused on fix and flip it's a bit late for N. Liberties and even parts of Fishtown. That doesn't mean there aren't opportunities, there are, but I would not consider N. Liberties up and coming. Fishtown (19125 zip code) still has plenty of up and coming areas, but it's block by block at this point.

Personally, I'm all in on Kensington. Specific areas and blocks in particular. If you'd like to discuss further please feel free to reach out.

I'm not as familiar with S. Philly as I haven't lived or spent much time in that area for the last few years, but to echo what @Trevor Ewen said, @Andresa Guidelli is a great person to reach out to and she is very familiar with the S. Philly neighborhoods.

@Patrick O'Neill I can't comment on DIG as I've never been a member, but I recommend HAPCO. They also have an antiquated site but the fee is minimal and the services/networking are worthwhile. 

Perhaps Joe Scorsese or Steve Babiak can help answer your question. I always have trouble with linking to members who haven't posted in the thread though. @joescorese @Steve Babiak

@Account Closed I fully agree with what both Troy and Brian stated, but also check out the BP Podcast with Ben Leybovich (link below). It should provide a solid foundation of understanding for what creative financing is. Also, read some of the blog posts Ben has written. He focuses on deal's where he can purchase with no money down (or close to it) using creative financing methods.

Would you consider this area a B neighborhood, or closer to C? With your mention of section 8 I'm guessing C (where I would have placed it based on my limited knowledge).

Hello all,

I have an opportunity to purchase a large property in the Germantown section of Philadelphia with seller financing. I'm currently helping a friend rehab another property a few doors down but I'm largely unfamiliar with the area. My plan here would be to hold for cashflow (the property is 2 buildings with a total of 3 units). 

The nearest major intersection is Germantown Ave and Chelten Ave.

Any information about the area would be appreciated. As far as I can tell it's block to block like many other parts of Philly but has a wider swing than I have seen in other up and coming areas. Anyone have experience out there?

I would recommend anyone interested in Philly Sheriff Sales begin their research by signing up for one of the free seminars offered by the Sheriff's Office (next one is Oct 14). 

Prepare a list of questions to bring along and ask about anything they don't cover on their own.
