Dylan, I’d be happy to jump on a call and touch base.  Everyone here has provided great insight and is right on.  Everyone thinks Property Management is the “easy” part of the industry and by no means is it easy!  There’s a lot of moving parts and legal items to navigate (especially after COVID).  The laws may be the biggest challenge in running a legitimate property management company that some self-managing investors or unaware of or occasionally don’t follow.

It really goes above and beyond that to systems, operations, customer service, etc. This industry is growing so fast with competition and consolidation that automation and technology will be big parts of it, but you really need to understand your baseline operations.

We’ve scaled our PM company to Columbia, SC and happy to have you shadow our team.

@Matthew Juels check in with @Chris DeTreville.  He's a local realtor in Columbia, owns rentals in the area, and helped me go under contract on a package of three recently.  

Our firm also does property and project management.  Happy to help with some contractor referrals also.  

As many have mentioned, Columbia is a great cashflow market, but be cautious of the taxes.  Have you considered the Aiken or North Augusta markets?

@Todd Weber are you local to Augusta or from out-of-state?  Many local banks are restricting lending to out-of-state investors and keeping the dollars local.  That said, I can link you with a few that will do both.  What type of product are you looking for?  Thanks.
