Is it better to go through a Real estate agent when making offers on investment properties or do you fill out contracts yourself and submit them strictly as an investor?? 

So the way I have my real estate loans structured is a 7/25 intrest loan with a balloon payment after 7 years.  The discussion keeps coming up as to wether during those 7 years I should put any cash flow towards the principal, take the cash flow and reinvest in more homes, or use the cash flow as income.  I would only have to refi the homes at the end of the 7 years for another 7 and keep doing this.  Ideas??

Has anyone ever used monthly cleaning companies that come clean your rent homes and include it in the rental contract?  Im thinking of advertising that a cleaning crew will come clean the home monthly and included in rent.  I figure it will make sure the house stays pretty clean and I would think most people would find that as a perk.
