Hello, I'm currently attempting my first time eviction with a tenant who is currently a couple months behind. I've served them a 5 day last month and they paid one months rent but nothing since. I'm looking at how serving a 14 day with out the option to fix, since they have not been on time since day one. Looking for advice on where to find the eviction forms and if this is the correct path to be taking. Thank you in advance!

Thank you all for your help. I've been a landlord for about five years and figured it was just a matter of time... I'm meeting with them both today and tomorrow to see what we can come up with.

Hello,

I have a potentially unpleasant tenant situation happening and am not sure how to handle them. I rented out a unit three months back to a husband and wife. They have been late two of the three months and he called to let me know he is moving out and they are getting a divorce. She is unemployed and I know cannot afford the rent on her own. I'm willing to let them out of the lease but she is not willing to move out. Any suggestions for what I can do to try and get ahead of the situation? He is paying the rent for December but that will most likely be the last check I receive from either one.

My wife and I purchased our first two unit property about five years ago and reciently acquired another. Hoping to learn more and continue building over the next few years.
