@Ryan Randall who are some good sources for information? I see a lot of a REI content is very glamorous and over the top with drawn out success stories. I prefer the purely the educational platforms do you have any you could suggest?

Looking at some deals in the St Petersburg Florida area. Some parts of St. Petersburg are not in a flood zone. I know for some homes that ARE in flood zones in the area, the property owners have some astronomical flood insurance. Do flood zones change often? Is there a good rule of thumb when looking for properties in a high risk area like St. Petersburg?

@Doug Spence some very great points thanks a ton? Could you elaborate on “asking if they mark up maintenance fees”. ? Are you referring to if they have their own designated repair companies they get a cut from? Just a little confused on that one.

My wife and I have 6-8 months to move from Virginia to Florida, shooting for summer time frame. Plan on renting out our current home to tenants. mortgage is $970 and comparable rents in area are between 1700-1900. What are some important things to do when preparing to turn your property into a rental? Any precautionary maintenance? Especially considering we will be out of state. And what is overkill? Home doesn’t need any special maintenance and all floors have been redone this year. Anyone have experience managing out of state rentals? And also moving in the process? Any insight or general information to make this transition any easier would be greatly appreciated. 😀
