Sell of what used to be a primary residence

Hello

What action can I take against a closing attorney to motivate them to give me the closing contract or finish it? 3 days till closing and I have no contract and we are going into the weekend. Seems to me I won't get the contract until the day of when I'm sitting at the table. I feel like they're going to tack on some fees that make no sense since i'm netting so high from the sale of the property and take me to the cleaners. 

Please advise on what legal action I can take to put some fire under their asses. I have another attorney to look over the contract to ensure it's correct but I can't even get my contract over to him because I do not have it.

Hello,

I am selling my first home. The commission to agents is 3% per agent. The selling price is $144,900, considering the fees and everything associated, what is my total closing costs? what are the total of all the fees I have to pay? I am trying to determine what I will walk away with because I owe much less on the loan.

 Depends. Are you looking locally or in other markets? 

I am looking for a long term investment that may grow into something. I think a target area over the next 10 years will bloom so I am looking locally. We have considered looking for a vacation condo to rent while we are not using it but I think that will be after I make some local investments. What is my best move?

I am looking to purchase an 800-1000 sq ft home as my first rental property. Ideally, demographically and income wise, where should I look? Should I purchase income property close to me first? we are young so I don't want to be in too deep or over my head. Wife wants a beach view condo but I don't know if this is best. Should I be concerned with distance?
