Congratulations Player, you have reached level 2! You either need to report less debt or more income.  Unfortunately what is best for you for tax purposes is hurting you for lending.  Might want to talk with a mortgage specialist before doing taxes this year.

It can defintly be done but you might need to find a local lender.  Most require 6 months of seasoning on the property.  But you have to watch out for the closing fees.

@Megan Kline I would say start off managing yourself so that you know what prices should look like... At least $200 a door... If later you decide to hire property management at least you don't feel trapped by them

To be honest there has not been much for me to do. I would suggest finding a good "turnkey" partner to work with. There are good ones and bad ones out there like anything else in life so it comes down to doing due diligence and developing relationships. But for me personally, not dealing with tenants and toilets has been a blessing and I pay my property manager 10% of the monthly rent to take on this responsibility. Good luck

 Good question, I am experimenting with the Holton-Wise Property group and will keep you posted. One thing I can say about them already is that they are very impersonal and definitely prefer email to any other forms of communication but as was mentioned because I am a small part of their business it is likely I would find similar results elsewhere. I'm also based out of New York. Give me a call or text me and maybe we can exchange ideas some time.
