 Linda, I would just offer a small bit of caution (speaking from experience) ALWAYS check the county map for wetland areas. These change often and difficult to build on or sell. 

Florida has a great number of wetlands.

Great Forum!  We also own two Vacation Rentals on the gulf coast of Florida. 

I am constantly looking for more, many to be found, but deals are getting hard to find.

Was scared to death on the first one, but the FEAR IS GONE! 

I would be glad to help answer questions, analyze expected cash flow etc... and help someone take the leap.

I'm a bit confused at the moment with something I was recently told by a mortgage company. This may be a state specific question (Alabama), but here goes...

Recently, I found a seller interested in selling, I got a great deal and got the property under contract. Yea me!...then...I found a potential buyer who had been pre approved by his mortgage company. Being new, and covering my bases, I called the Mortgage company and told them we would be doing a double (simultaneous) closing. I was then told that the mortgage company would not write a check to me, only to the originator of the sellers loan and the deal could not be closed.

Did I miss something?????

Hello all! II have found a 4 unit,8 family deal that i'm interested in buying. 

How can I buy the property with low or no money down? Is there a FHA or VA program that i can use? It is a good deal with good cash flow numbers at the selling price, but I'm limited on cash.......any ideas????

Thanks Dave, that has been my experience....No easy task and the ones I have found were  while marketing for wholesale deals.  I was hoping someone knew another way.
