So I'm not yet a real estate investor, I've actually never purchased any property. I've been shopping the local market for awhile now and there just seems to be so much overpriced garbage out there. I've made 2 offers 1 I offered 80% asking price and the seller wouldn't budge a dollar, 2nd offer I made was for 100% asking price and I got out bid . It's getting extremely frustrating, I live in a college town and I keep hearing how wi is such a great place to invest but I'm just not seeing it around here . None of the numbers make sense. Everything I've looked at would be negative cash flow , so obviously I have no experience but it just seems like these asking prices around here are asinine. Have all the podcasts I've listened to and blogs I've read given me unrealistic expectations about what type of deals I should be looking for . Thanks for reading, I just had to vent a little bit.

What is the best way to go about investing $1,000 a month to eventually turn it into passive income? REI ? , stocks? Flipping used cars? I know this is a rei site just want to hear what people would do with it.

Considering a purchase for a potential student rental in a Wisconsin college town , any gurus from Wisconsin that can share basic info would be great, aside from yearly turnover what is different about student rentals than a regular rental, zoning permitting ? I know nothing, thanks.

Hussain Harun , I'm basically trying to analyze that same question. Is there any reason why I would want to purchase through seller financing at twice the interest rate of a conventional?

What are seller financing interest rates in wi , more specifically west central wi , I have never bought through self financing, what questions should I ask and what's a fair interest rate for them to ask?
2 questions / topics I'd like to get advice on. 1) How many of you successful investors strictly follow the 50% rule? I realize this is a pretty generic question just looking for some feedback. 2) How do I find every possible duplex or quad for sale within say 50 mile radius of Eau Claire wi? Thanks in advance for feedback.

Hey guys , I am from the Eau Claire area. So I am leaning towards trying to get some type of multi- unit property 4 plex or smaller. That way I could occupy one of the units at a reduced rate while saving money for a down payment on another property. I am totally new to real estate language, I am a blue collar kind of guy but I am trying to think long term , I'm not thinking I can just jump into this and flip hundreds of homes and make a million dollars. But am I wrong to think that I could buy rentals and essentially have the tenants paying the mortgages and say in 15-30 years when these properties are paid off and I'm closer to retirement then I would start capitalizing on the monthly income. I am just in the beginning stages of planning and thinking and researching. Any ideas or comments would be greatly appreciated, thanks.
