I met with a seller that wants to get rid of her property but from the sound of it she wants close to market price because couple wholesalers tried to give her a price and did not budge. The condition of the house is pretty bad, ceilings are really low (i am 5'10), floor seems uneven,  entire house needs new flooring, new bathroom, kitchen, patio deck is warped. The only thing good about that house is the view. I checked the comps around the area and it should sell about 480-495k arv. Repairs look about 40-50k  I would like to offer 340k but I have a feeling she will not accept it. I am not sure how to really approach the price to her without insulting her.

Is it possible to find someone and how do you find someone to fund the whole project of a flip. HML will loan up to 65-75% but any other suggestions on how to fund the difference?

Would like to meet any local wholesalers around my area specifically Inland Empire, (Chino, Chino Hills, Rancho, Ontario, Fontana),  I would like to learn or be a mentor. I would like to see how a typical transaction work from open to close. If i have a potential first deal, would like someone to just make sure im doing it correctly etc. We can negotiate the fee etcs if anything goes through.

I would like to start flipping in California especially where I live, but housing is ridiculous in my area and I cant find any deals or enough funds. If I have have 80k to invest what do you guys suggest in starting? Ive been looking in mobile homes in good desirable areas but not too sure how well mobile homes sells in general. I did purchase a house in 2007 at Texas, Humble area but sold it last year. I am thinking of going out of state again because its a lot cheaper and more potential. 

I also started to market in wholesaling by sending out some direct letters and leaving letters at Pre-Foreclosure homes, 5 houses that i left a letter i had 1 call back, but apparently the owner told me they are working with another investor and i was a week late.

I didnt get a chance to look inside the home personally, because they wouldnt let anyone see it until the 11th. It did have pictures and from the looks of it, it does need some work. I did drive by the house today and the outside need a lot of cleaning and minor landscape work.
