Hello everyone, I own a property management company in Sacramento specialized in Co-Living / rent by room. We service everything around Sacramento, from Elk Grove up to Folsom (Roseville, Rosemont, Arden, Natomas etc.). If you have a property that doesn't perform anymore as Airbnb or where the new regulations shut you down feel free to reach out. Any property over 1500 sq ft we can usually net more cash flow for landlords compared to a regular rental. Everything over 2k sq ft is usually a cash cow with roughly $1k per month more profit, much more consistently. We have been doing this for over 5 years and our occupancy rate is 96%-100% depending on the month. 

We also manage full renovations to make layout changes etc. to maximize cash flow.

Rentals - room for rent - shared room in house. That's the way I always have been doing it and it used to always work.

We use Facebook Marketplace usually to rent out rooms in our house, all the sudden after making a listing my marketplace account got blocked. Any idea why this is happening? I made another Facebook account and posted one room for rent and got banned again immediately.

Hello BP! I am about to finish the renovations in a BRRR deal I live in myself. I owner occupy the house (3/1) and do all the work myself. After I am done in a couple months I will have added about 50k of additional equity to the house + cash flow of about $1.5k per month (I added an additional unit to rent out in the back of the main house, I have now a 3/1 as well as a 1/1). My goal is in this case not to take cash out (I bought the house with 5% down and after the refi will have 20% equity in the house) in order to keep my rate low to cash flow when I rent the house as well as the ADU out.

After talking to several lenders I was told that they only refinance with the lower owner occupied interest rate if I stay in the house for another year after the refi. However my intention is to move out and do another BRRRR and do not want to stay a full year.

How can I avoid that 1-Year rule after the refi? I could do the refi as an investment property with a higher interest rate however I would like to avoid this if possible and keep the rate as low as possible.

similar topic regarding a contractor recommendation:

I am looking for a contractor to do a garage conversion at my house. The garage is 400 square feet and detached. The previous owner started with the project but never finished. 

There is a half finished bathroom with permits what should be easy to finish, expect this whats needed is: Permits, Install Windows, install small kitchen, flooring, put up wall to separate laundry room, cabinets, lights, door, install portable heating/AC unit, fence outside etc.I got ok from the city for a granny flat regarding zoning so that will work.

If you know anyone you would recommend based on previous jobs I would appreciate the contact.
