Highly agree with Nathan - Buildium is a Nightmare to use for STR, it is not appropriate at all and prone to a lot of errors due to the sheer number of manual items that need to be adjusted in there.

I would look for another property manager.

So there are many ways to deal with that floor. LVP comes to mind right off the bat. Easy to install and the options are practically unlimited.

Maybe it is the photography makes the room look bigger, but I think you could add some stools to the bar area.

 Come to think of it LVP would look all right there - and they do run discounts for cheaper flooring, anything would better than what is there today! 

And I will be adding barstools in the future. Good thoughts Michael

I think starting out slow is good. You can really focus on the feedback, tweak your product and I would definitely set up a system that can allow you to automate guest messaging.   I use Lodgify but there are many others.  Agree with the others, Airbnb is one platform amongst many.  For the family market, you might want to do VRBO, Booking.com and you could also look at Furnished Finder to at least learn about the mid term market.  Facebook groups are great for people asking about furnished homes to rent due to relocations etc.

I would say getting reviews is your main priority right now so if you can price slightly under your nearest comps to build these up it will help you in the long run.  However, when it comes to peak season and holiday weekends keep a close eye on your comp set and go for premium pricing for far out dates.  Good luck!


 Facebook Groups is a really smart tip - Thanks for that. I believe I'm following everything else you listed, will put reviews as a priority. The reps help 

Agreed on the 4 pictured one - just wanted to test out and see if it would help. Does look a bit tiny on phones. 

1. Do you have a social media page for the listing? Do not - not sure if this is totally necessary? In your experience is it worth it?

2. Have you looked into any local content creators? Have not - probably should but unsure how to find them except setting my location to Melbourne, FL on Instagram 

3. Have you looked into working with any local businesses to provide discounts for guests and piggyback off their customer base? Have not - I'm pretty green as to what would be a good funnel business that naturally aligns? 

4. What are the top amenities in the area for the high performing STRs? See if there is anything you are missing but you do have a lot covered. Really missing none - except a hottub

5. Have you set up an email marketing list with something like Stayfi? Planned on setting up later when Im busier and direct website makes sense.

This is my first Airbnb project and would appreciate any veterans here to give some tidbits of knowledge! Actively working on pricing as I haven't received any bookings in 2 weeks and my calendar is completely empty.

Would echo the Cape Cod area is only super profitable during the summer time, you may very well see zero bookings during the winter months. If you prefer heavy seasonality and don't mind running at a loss for a few months, that may be a good market for you.

Also curious on this - wondering how this gets handled on the insurance side of things. How much of a premium did you see due to having a pool?
