So you'd be acting as a middle man, and the assignment fee is like a finder's fee?

Also, what's keeping the third party from making an offer on the property you're in a position to buy? Is there some contractual agreement  between you and the seller that you can transfer to a third party?

Hello, everyone. Thank you for taking the time to read my post. I am a student at Louisiana State University, and I am currently in the process of writing a paper. The English class I'm in will be centered around careers and/or lines of work that interest you. I'm going to school for Construction Management, but I'm also very interested in real estate investing. 

I am required to interview an individual or individuals in my field of interest. I have created twelve questions that I feel will adequately describe someone's unique experience. Here are the questions if you'd like to answer them. Thank you for your time and participation.

  • 1.What made you choose real estate investing?
  • 2.How did you decide to start out?
  • 3.What difficulties did you encounter when you began your career in real estate?
  • 4.When did you feel that you “got the hang of it”?
  • 5.Did your intended path in real estate differ at all from your actual path?
  • 6.If so, how did it differ?
  • 7.What surprised you about your specific line of work?
  • 8.How were you able to grow in your specific area of real estate investing?
  • 9.Who were the most difficult people to work with and how did you deal with that?
  • 10.If you could “start again”, would you do anything differently?
  • 11.If so, what would you do?
  • 12.What would you say to someone who wants to start a career in real estate?

Thank you all for your input. I am very eager to start investing in real estate, but I also am extremely interested in construction. I know this may seem a little lofty of me, but I would like to do both (real estate investing and construction). I'm using the GI bill right now, so college isn't costing me anything. The consensus seems to be wholesales. I will definitely read the recommended material. Thank you all for your help.

Hello everyone. I am currently a Construction Management student at LSU. While I love construction, I also love real estate. I've always seen myself investing in real estate, but I have no idea where to start. I have no money with which to invest (college kid), but I have heard of people investing without using any of their own cash. How do I find people to talk to? How do I get in to this industry? How can I get hands-on knowledge/experience?

David, Thank you for replying to my post. You had mentioned something about "marketing your position" in a contract. What exactly does that mean?

Roy, Thank you for your answer. So, as an investor, you can either sit on the property for 90 days and sell it having done nothing to it as far as remodeling or repairs, or you could remodel and/or repair it and sell it. Either way, you have it for 90 days (or whatever amount of time is agreed upon or required). So, am I correct in assuming that flippers go for the quality over quantity approach? Whereas, wholesales are for quantity? Or is it more complicated than that?

I've heard of people making money from buying bank-owned properties and selling them before they're required to make their first payment. They say its as easy as that, but I remain skeptical. For those of you have done wholesales... what really happens?

Hello Everyone,

My name is Philip Breeden. I'm a 24 year old veteran and I am going to LSU for construction management. I've always been interested in real estate but I never knew where to start. I'm very interested in fixer-uppers and (eventually) owning rental properties. Im not in a position to purchase now but I like to learn as much as I can before I commit to big financial endeavors. I happened upon this website a few weeks ago and have been researching more and more since then. I was hoping that there was a club or an organization based in Baton Rouge and I figured that this would be the perfect place to ask. Thanks for your help.
