@Tommy Hopp Hi Tommy, welcome to investing. I've been slowly growing our investment portfolio and have a few rentals across Anchorage. Both our out last two properties were purchased using the BRRRR concept.

Thanks for all the help everyone! The part I appreciate the most is this statement from @Mike White. Thanks! And to all the people that say keep politics out the decision...I don't understand the mindset that illegal immigration is political, it's more of a legal issue and I have to ensure I cover my actions correctly. Also, I may be going off on a tangent but if we had more landlords that wouldn't rent to individuals knowing that the tenants are illegally in the U.S. we may have a better handle on our nation's illegal immigration problem.

I have an applicant for a property in Anchorage, Alaska that is wanting to sign a lease for a family member that is an illegal immigrant. The individual wanting to sign the lease is unable to provide a completed application for the would be adult tenant. I've never encountered this and don't really know if I can legally or even should rent to someone, knowing that an illegal immigrant will be residing in the property. Any advice!?

Anchorage is a great place to invest. Wasilla on the other hand has seen a steady decline recently. People are moving up and seeing the same thing you saw about Wasilla and deciding to move out there, then the first winter hits and they're driving the ONLY roadway between Wasilla and Anchorage. An hour drive can easy turn into a few hours if there is an accident or poor road conditions. The Alaska economy hasn't helped, a slow decline has slowed the growth as well. But with that said, don't let me talk you out of Anchorage. I have a couple rental properties and recently had to fill 2 units at the same time. We had renters in one unit the day after the old tenants moved out, all due to proper planning and screening before the unit was available. #TheBookOnManagingRentalProperties the other was a new unit for us that went through a complete remodel. The issue I see with a lot of rentals in Anchorage is their age and lack of updates. Our market really needs investors that are willing to put some time and effort into making the quality of life better for the rental community. Good luck!

I would stand my ground on the "no pets" policy. You made the decision to not allow pets, and your other tenants took on rental agreements under those terms. If you are seeing that you need to allow pets to keep your units rented, then maybe you should consider a policy change to allow all renters to have pets.

I sent out my first chunk of yellow letters today! I'd love to score my first deal! I kept hearing yellow letters talked about on the podcasts and I looked up images of them on google. I only have on word for it, easy!

I've got my eyes on a couple 8 unit complexes, but I'm about $50k short to come up with the 20% down payment and 6 month rent retainer. Any suggestions for a new guy to find money?

Thanks! We use title companies to record here also. As far as an attorney, what's a reasonable fee to expect to pay?
