Thanks for your help. Do you know of any good resources to find those off market properties? Like pre-foreclosures that arent listed with an agent?

Thanks again for the insight, however when I market and seek out deals i use methods that bring me sellers that I question to see if they would be motivated to discount the property into my ballpark before I show interest because otherwise you are absolutely right I'm wasting my time offering at 60%-65% FMV. Do you ever deal with those types of sellers?

Thanks for the insight to the other side of the fence, this is why I want to be open and honest with agents that I am a wholesaler, however i have an extensive buyers list of agents who will shop with me and I have every intention to close and fast. Would you work with a guy like me?

whats up everybody. Im fresh blood in real estate all around. I have an entrepreneurial background though. I've been working for myself in the music industry for the last 10 yrs. (I'm only 28). In that time I've done a lot of things I used to dream about but the money just wasn't what I once thought it would be. After being intrigued by the real estate world for so long and reading so many books. I decided to jump in feet first and here I am. I would love to meet any of you guys especially seasoned vets who will lend their ear to me. I always have questions and Im not afraid to ask. Hope to have a prosperous relationship with anyone who reads this!
