Sitting on the brink of a deal in the hot and lucrative Moyamensing section of Philly. The price is at a discount and the house needs a full reno but the comp ranges are extremely tricky. Any experienced Philly area investors able to help? I'm pretty conservative by nature, but would hate to overestimate the profit potential.

Great thanks @Richard Jahnle. I ended up moving on from this property. Didn't have enough faith in the home owners market as this would have been a difficult place to quickly acquire a tenant.

Hey guys...I'm knee deep in a profitable flip but i need a reliable contractor for a full rehab projects. Anyone else having trouble in the Philly area getting quality contractors on board?

Has anyone purchased a property at an auction using a hard money lender? How extravagant was the process with the lender? How smooth was the transaction at the auction? I'm thinking of using Auction.com Any input would help, thanks
