Hi Jake, and thanks for your note. I need a civil engineer who can help with building plan review, as well as with grading/drainage plans. If you know anyone good who could help us with these, we'd certainly appreciate a referral.

BP friends - I'm looking to find a great civil engineer in Phoenix for a duplex we are developing there. I'd greatly appreciate your recommendations!

Hello, PHX developers. A colleague and I are planning to do a BRRRR project in the Garfield district, and I have a related question for all of you. So ... let's say we buy this property, do the rehab, and lease it up. What sort of premium over construction cost should we expect for the market value/ARV? Also, how much does this premium over cost vary by neighborhood in the Phoenix area when estimating market value? Thanks!

Perhaps I'm using the wrong terminology. An organization is purchasing a large apartment complex. I would be purchasing a fractional interest (I'd be buying a $100-200K piece of the whole). Am trying to determine whether I could finance that purchase.

I'm looking at a potential syndication deal and am wondering ... do investors ever finance these deals? If so, how? I was considering the possibility of covering at least some of the cost of a syndicate investment using HELOC funds. Would a portfolio investor or other traditional funder loan me money to make such an investment? Thanks in advance for your input.

Hi Bill, and thanks for your response. While the house flipping I'm doing is more short-term oriented and opportunistic (unique opportunity to collaborate with a friend), with all of the others that I've mentioned here, my focus is on long-term results, and on beating the results I'd get by investing the money in equities (historical rate of return of 7%).

For all of these, I'm happy with a 10+ year investment timeframe.

So you're suggesting IRR/MIRR, which makes sense.

Team -- any other recommendations for the best indicator of returns that I should use to make "apples to apples" comparisons and prioritize my investment choices based on those returns? Thanks!
