Who knows? It could be a lottery win or just another dead end. However, the person introducing us knows him personally and knows he has money. Whether or not he uses me to invest his money is up to me. That's why I'm here looking for feedback and insight

From my understanding this is an investment fund that he is ready to use for investing in real estate. So, very rare opportunity to make the right impression. However, I am being introduced to him by a personal friend/associate of his that has worked with me on one of my projects. He knows my work ethic and quality of work.

I always buy low! A high volume, local wholesaler told me that if the low offer makes you uncomfortable, it's the right offer.

I like the 12 month free trial period! All or most of the money would be secured by the real estate in first position. I am not expecting a blank check to do whatever I want with it. Every deal will be analyzed and have a plan of action.

I plan to start low and show value. I recently wholesaled a deal I bought as a flip. My contractor partner was supposed to come up with the funds to do the rehab and we would split the profits. He flaked so I sold it to another investor and made a nice profit of 28k without doing any repairs.

I'm ok at sales and I haven't closed this deal yet. I do agree on sales skills being very valuable though. I did convince another private money guy to lend me $135,000 at 7.5% for 3 years and have made every payment on time. This is a bigger deal, but the same principals apply.

My main goal with our meeting is to listen and find out what he wants to do and what he expects for a return. I plan on being authentic because there are so many dirty dogs in real estate. I am proud to say I am not one of them and I hope that comes through in our meeting. It should.
