Great job!

Really good to see this because I'm new to investing too! I'm looking into some short term buy n holds in transitioning areas in Atlanta...brick ranches and split levels.

@Jeff Arndt there are these dust trap "curtains" you can use to isolate one or two rooms at a time. I don't know the name of them, but they're made of a woven poly material with a heavy duty zipper so you can easily get in and out...

@Mark Esposito No offense, but this doesn't say anything about the functionality of the system that CI has in place. Did you buy it? Are you planning on buying it? Do you know anyone that has bought it and it's working for them?

It would be a great help to if anyone has actually made the leap and is getting positive results from using their platform. Thanks.

I found a great house on a highly visible corner lot. It's smack in the middle of my farm area and I'm thinking of holding it as a show house, so to speak. I got it under contract for a really great price and there are lots of homes to rehab in this area.

My thinking is to fix it up and use it as an office and so local residents can call me first when they want to sell their house. Also, end buyers could see what can be done to a boarded up, run down piece of crap and get excited. 

Any thoughts?

I'm looking to hook a friend up with San Diego BP professionals to offer good advice on selling their house. They said it needs a little work and it's in a good area of San Diego.

Any recommendations? any investors interested? Let me know. I want this to be a win-win win! Btw, I'm not looking to make anything on this deal; maybe a small finder's fee if it works in the numbers.

I just sat through the whole webinar and a lot of what he said was true about retail buyers entering the market, hedge funds buying in bulk, reo's drying up, spending time analyzing deals, etc... However, I did not buy the program either.

I'm fairly new, but have spent a lot of time looking at property, making offers, submitting the same offer, and so on. I now have a handful of good deals by going a bit gangsta and bypassing agents to get to the seller. Agents are great, but they protect the seller's more than they should sometimes, so I used a different approach and it's working!

No, I didn't break any laws, just ruffled some feathers! :)

I know there is a 1.5-2% transactional fee, but what are the attorney fees, title fees, etc...

Is it customary for the buyer and seller to share the costs of the transaction?

I had a house on a very busy street I was trying to wholesale...a duplex. It was in a very fast selling market with great schools, great location and priced aggressively. I showed it to several investors as a potential conversion to a SF or a tear down, but no takers. 

I thought I had a home run, but no. It was a pocket listing from a broker so I let it go and he listed it and it still didn't sell. This was 5-6 months ago.

Being relatively new myself, I don't fully understand why it's still on the market in that super hyper market. However, I know the busy road was definitely a reason it didn't appeal to the ones I showed it to. Next time I plan to have a list of buyers before I try and wholesale something like this again.
