You may have 112K in equity, but you should also account for closing costs when you sell the property. Have a few agents give you a quote on how much it would cost to sell the home. It can be a hefty amount unless you sell FSBO. You could also consider selling on contract since you have such a low interest rate, but that would lock in your VA loan on the property.

I'm seeing more compressed cap rates for value adds than stabilized properties. Is this the norm? Also, I'm seeing C class value adds with cap rates the as A class properties. Is it just me?

The consensus seems to be to buying on current performance and not proforma. I understand currently the market is in a frenzy. How do you convince sellers that their property should be selling for NOI x cap rate instead of some other price?
