For those that use USAA, they have a partnership with SmartMove. SmartMove sends the prospect an email and the prospect logs in and completes the application. I receive a notice when the application is complete and can see history of credit, employment, legal, etc. They also provide a recommendation whether the candidate is qualified. Usually the turn-around is within a day or two. Has worked great for us.

@Kyrstin Szewczyk - a little bit, it might be an option, but I am concerned about the odors and waste disposal. As a renter, not sure I would want to deal with that. Since we are unincorporated, looks like we can't do a mobile tiny house (can't live in it more than 60 days I think).

We have thought about putting a tiny house on our property (unincorporated King County) for rent, but the biggest hurdle we have is septic. Our drain field is on the other side of the property from where we would put the tiny home. Fortunately it would only be 20 ft from other services (power, water, cable).

Hey Graham - I have been watching and seeing the same thing. Seems like home values are increasing faster than rents so buying to rent doesn't make sense to me either.

@Lori Kim - I will let you know if I come up with a reference. I'm comfortable doing my own accounting and taxes at this point. But if this grows, then I will look for someone else.

Hello everyone - joined the site last night. My wife and I attended a FB session this weekend, but don't plan to return tomorrow. I'm glad we went as it inspired me to learn some more. When we moved couple years ago, we kept the house and had it rented before we moved out. So far so good with renters. We are working on our plans to expand our holding and generate more cash flow.
