Dawn--I've read and heard a lot as I've been doing my own research that there are few rental vacancies and rentals are needed in Medford, sounds like especially lower rents.

While rentals seem to be needed, I've read a few articles in the last several months that have highlighted the large number of abandoned or unoccupied out-of-state owned homes in the area, and family members and friends have colloquially reported the same. Seems like some of those might be opportunities to find a deal, but I haven't gotten a chance since moving out here to do enough research myself.

I'm new to the Medford area as well (and new to investing). As my wife and I have been trying to learn the market, we've heard from a lot of folks that there's something of a bubble right now. From those experienced investors in the area, is that the case? Most of the MLS listings I've found that look somewhat promising don't look that good when I run the numbers. I'm sure there are deals, especially off market--any thoughts on where is best to look? Talent vs. Phoenix vs. W Medford vs. Central Point?

Agree about Bend vacation homes--I have family that have had a home there for years that is up on Airbnb and they don't have positive cashflow but do significantly offset their costs.
