Hello, Good Evening everyone. I'm very much a novice when it comes to commercial real estate mainly everything about commercial real estate in my area in Broward County, Florida there's been a lot of building of high rises and luxury apartments but not enough affordable housing multifamily apartments in my area. Yes! I mean they do it for low income senior residents and the multifamily affordable apartments that been there for a while. I want to get into building and creating multifamily affordable housing in my area for low income residents. I just want advice and recommendations and/or partnerships that can help me and mentor me in doing this cause I've been interested in creating for a while and I'm ready to start taking action and build relationships to get my foot in the door and make it happen.

Hello everyone, I am new to wholesaling and I’m trying to get my foot in the door into real estate investing. I decided to start around my county in Broward which is in South Florida and I recently came across a property while driving that’s in pre foreclosure and while on PropStream it says it has negative equity. I was wondering how if possible can you wholesale a house with No or negative equity? Any Tips?

Hello my name is Phedeline! I've been studying wholesaling since April and I'm in the South Florida area which I heard is kinda hard to start over here. I kinda got the whole concept of wholesaling it's just hard for me to calculate ARV & MAO because I seen some people use this formula ARV x 70% or 80% or 90% - repairs = MAO but I still feel like I'm not doing it correctly. In my area there is a lot of pre foreclosures which is a property problem which I know but it's so hard to find that one person 😂 also I have to do virtual instead of door knocking cause I'm currently on house arrest. And trying to find something for me to do and since researching I gain so much interest in real estate oh my goodness I been on craigslist and propstream and Zillow but don't have enough to start. I wanted to know if there's anyone in the area that can help me out a little to find leads and if I should branch off to a different market in wholesaling if so where I've been researching places that maybe I could wholesale in but no leads. I'm trying hard not to give up because I obtain so much knowledge and I'm very interested. Any advice
