Figured it can’t hurt to ask. I’m looking to purchase additional self storage mainly north east of Cincinnati but I’m open to location.  I just prefer to be able to drive there.  Looking for something under 2 million at this point but I could stretch for the right deal. If you know of anything let’s connect. Thanks for looking out.

@Zander Kempf have you explored options as far as vendors yet?  I’m looking to offer insurance too. Haven’t gotten too far into it yet. It’s a great way to increase value and raise a little income too.

Seems a little hard to believe to me but I have no idea how much land you have etc. If it’s legit then maybe it’s very difficult to find land that is or can be zoned for storage in your area?  If that’s the case you’ll have the same challenge they are having which is why they’re willing to pay that for your facility.  If there is a serious issue obtaining a property to store RVs on then I’d be looking to add that to your facility for sure. 

seems to me you’d have to find enough land that is or can be zoned for storage for them to buy. Then you’d need to be able to wholesale it to them for enough to profit and cover your expenses. Seems like you’d be risking a lot but if it’s legitimate it could pay off for you.

Thank you for the update. I really enjoy visiting HHI. I’m really interested in owning a rental property in the area. I know there are some areas that prohibit rentals. Is there an easy place to find a list of communities that prohibit either Short or long tern rentals on or around the island and or that answer frequently asked questions like mine and the others below?  

Do property taxes differ much in the area (aside from valuations) for out of state owners or would it be pretty similar for similar priced properties on or around the area?

Lastly what would the insurance considerations be?  Is flood and or other special insurance (hurricane?) be required? I know flood insurance here in Ohio can be very expensive. 

I'll be down in August.  I imagine there are some ongoing labor “shortage” issues and restaurants etc are hurting a bit because of it?

Check out gogated on YouTube. He has been around the area for many years and he can probably guide you as not all areas allow long or short term rentals. Richard Kadisch May have blown the spelling. I’m interested in HH island too so please share what you learn. Best of luck.

Congrats. Army guy here but I have nothing against any of the other branches of service.  Hope he can make the most of it. I’m sure you will miss him in more ways than one.

You may not be able to say on the open forum but I imagine you try to avoid going to auction. Do you have a technique to get the renter to pay and go.  Maybe a discount or have you found that doesn’t work well And it’s faster, less energy expenditure and easier to just ride it out and go through the auction process?

I’m working on getting a legal auction process for Ohio. If anyone has one to share I’d be glad to work something out with you. I’m joining the self storage association but I don’t think they necessarily have the process and timelines spelled out. I’m reviewing the Lien laws now.

Hello all. I’m looking to connect and share with storage owners/ operators in SW to central Ohio or elsewhere.  

I’m hoping to find or share the expense of an air tight lease agreement and (auction process)for Ohio.  

I’d also like to hear if anyone has a remotely programmable gate operator. I’d like to be able to program unique codes for individual renters without being on site to allow or remove their access.  I know some management software has this capability for an additional fee.  I’m wondering if there is a quality stand alone product anyone is happy with.  It would be a bonus if it also logged gate activity.
