Hi Robby,

Assuming you have a goal of holding the property long term, i would put more money into the rentable unit unstead of the one you will be living in. This way, you can collect more rent which will decrease your living expense even more. It will be a sacrifice of comfort, but worth it in my opinion for the increase in return. Then over time you can renovate your unit as you see fit.

Hi Abby,

Great job on saving and putting yourself in a strong financial position! I would look into house hacking a small multifamily to start out (2-4 units) - because you have a significant amount of cash to support a down payment on a property larger than a single family, and investing in a 2-4 unit will make it easier to reduce your living cost or maybe even cover it entirely plus some cash flow. Definitely keep some cash for closing costs (i use around 4% of purchase price) and reserves. Good luck!

Yeah i have checked out a lot of his free content and i like what i see based off that.

Thats awesome! I have been very happy with my decision to buy in Chatt. I got my first rental in 2021 and my second in February 2023, both in Rossville GA which has some slightly lower price points than Chatt so was easier to get started during the crazy times weve seen. They dont cash flow a ton but long term im confident based on the growing population / median household income growth
