Any Hard money or private lender options with low down payment for a fix n flip in Louisiana?

I have been a realtor for over 16 years. Have redone a few houses, for family, friends, and an investor. It has been a dream for me to flip houses, but I am not in a position financially to do so. Is there a way to fund a flip with 100% financing? I had a partner(financial investor) but he backed out on me. Any suggestions on lenders, companies, investors?

@Tarik Turner I am also curious about this. Looking to flip and in need of an investor or 100% financing. Is it possible? Any suggestions on lenders?

George Taylor We were actually quoted better than that by several HML's. We were looking at 10% down with Lima, 3.5 points and 12% interest. RCN quoted 20% down, 3 points and 11% interest. And another lender quoted 20% down, 2-3 points and 10-11% interest. Not too bad for HML's.

Doran Summers RCN requires a larger down payment than Lima. So we were leaning toward Lima until we found out a few things they didn't disclose when I had originally talked to them. We prefer people to be up front with us and to tell us everything up front, so we don't waste anyone's time. They didn't explain everything very well. So we are trying to go through a bank now.

Doran Summers I have not used Lima or RCN. I've only talked to them. This is going to be my first flip.

Samir Shahani Good question. I don't know if we have enough money. We are going to talk to a bank again. But I was discouraged a few weeks ago...my partner wasn't really working for one, but he may can consider what he's doing a job now.

Stephanie Potter Well we are looking at $133K house today that may be it. I would like to come in less of course, but it's a brand new repo on the market. It's 2087 sq ft on 1.3 acres, and not sure yet what kind of renovation cost? We have good credit and some money to put down. No not under contract yet. Yes it's a rural area.
