Lexington County is an area seeing huge growth. It is building down towards Batesburg- Leesville which is pretty affordable now. Also, out toward Cayce/ Red Bank.

Hopefully you are not looking for anything in Eastern NC (east of I95) Mostly farm land and ghost towns. I saw great action at Lake Gaston, but that is big bucks.

You could also get a shower curtain that covers the tub that hangs from the ceiling. Cheap alternative. It is what you would do with a clawfoot tub.

@Michael Gansberg Yes, American Standard toilets. The tanks were mounted on the wall with a metal pipe connecting the tank to the rear of the toilet. They were great! The way to reduce water usage was either to put bricks in the tank, fill a milk jug, or adjust the ballcock to reduce the water usage. Replace those units and you will have a toilet 4-6 inches from the wall. Plumbers don't like them as they can make more money replacing. Repairing is easy if you can find the parts as well as makes the home feel more authentic. If anyone needs help with a toilet like that give me a shout..

Does it have a shower or just a tub? I just bought one that was from the 60's with a similar situation. However, mine is for rent with upgrades as I go. Got a good tenant that needed a place. Needs a little upgrade like replacement storm windows and electric outlets need to be upgraded. Fortunately, it is not knob and tube.

I had monster toilets from the 20's that leaked around the flaps because of the hard water when I first bought the place. A leaky flap would not cause that much water usage. No flap might... If it has old cooper fittings like a fill tube those may have a hairline crack but again not a water bill like that! And you would hear the toilet refilling upon inspection. Constantly.

(BTW got the old toilets working like brand new. You lose ideas when you flush them....)

Maybe a backyard pool event?

Don't mess around with it! Lawyer up. Do not change the locks or anything else like turn the water or power off. You could get in big trouble. It is tempting BUT DON"T DO IT!!!

 Let the legal system work. 

Never waive the inspection....Unless you can afford to rebuild the whole house and have plenty of time....

Better to walk away then to be stuck with a moneypit.
