I am looking to get some advice on finding lenders for fix-and-flip deals that I want to fund. What should I be looking for in a lender? What questions should I ask other than the obvious? (rates, fees, terms, LTV, etc) Does anyone have a lender they would recommend?

Most of the projects that I would be working on are range on a buy price between 75k to 150k, with ARVs in the 200k range.  As I am getting started, I'm looking at rehabs of less than 15k and hold times of less than 90 days. I am planning on doing on most of the cosmetic stuff myself and contracting out anything I am not proficient in. 

Any help would be nice.

Hello and Happy Weekend BiggerPockets,

I finished reading the "How to Invest in Real Estate" and started "The Book on Rental Property Investing", as well as listened to some BP podcasts and I want to start building my team.

My goal is to get a wholesale or fix-and-flip done by the end of June 2020, while I am complete my IL real estate licensing.  I hope to use the profit in order to fund more deals.  In the end, I want to focus on a portfolio 7-10 cash flowing rentals and turn my attention to real estate investing full time.

I would like to build a team of local agents to help me find deals and/or property managers for rentals, contractors to help get properties ready for a retail buyer or rental, a lawyer to make sure that everything is legit, and a couple lenders that will assist with financing.

I have been learning the areas of Streamwood, IL and Hanover Park, IL.  Anyone with experience in these areas or surrounding areas would be appreciated.

Hello BiggerPockets Universe,

I am new investor learning to use the calculators to evaluate numbers.  I would welcome your opinions and feedback on this deal example.  Is there anything about this deal that would make it more appealing to a cash buyer?  Should I include what repairs I think should be complete?

@Gary Carver I read about a lot of people get their in Michigan.  Landlord friendly a lot of inventory if I want flip or wholesale.
