Thank you Dan, can you please send me some information how your office works. Also maybe Kevin can shed some light on KW charges. I was in believe that KW has low set monthly fees and covers their education and mentorship through commission splits. as i said before commissions splits don't bother me as much, but what i want avoid is to pay set monthly fees before i make any deals. obviously a big thing is, am i gonna get charged if I buy or sell real estate for my own use. thank you again

Thank you Kevin, Westminster office (i believe it says Broomfield on KW.com) is one of the two i plan to interview. I asked for interview through kw.com careers/contact us form few days ago, but have not heard back. I would appreciate if you would introduce me to your manager and hopefully set up interview for this coming week.

Thank you Eric for taking your time to post here. I've heard a lot of good things about KW and plan to set up interview hopefully next week with 2 closest KW offices. I want to do the same thing with Coldwell Banker (2 closest office), but after that I am not sure if there are any good choices.

Eric have you been with KW from the very beginning? How long has it been. 

would also be great to hear from someone with experience near me.

Hello everybody,

I just finished my RE education (168 hours in Colorado) last week and this week I passed my real estate exam and i am looking to interview some brokerage firms to work for.

I wold appreciate any suggestions for a good Brokerage Firm for a new broker in North Denver/Boulder area.

Not knowing what i am getting into i believe the most important thing for me is having a good mentor. Secondly education offered, but i believe good mentor can eliminate some of the need for education. correct me if you think I am wrong.

I would prefer low or no monthly fees, but I am not too concern about commission splits as long as it’s fair.

it's pretty important for me that I would be allowed to do deals for myself or for any partnership/LLC that i am part of without paying commission to my brokerage.

My initial plan is to start out as a full time broker.

I have heard about Keller Williams and Coldwell Banker, but should i consider anybody else?

Any input is greatly appreciated.

thank you everybody for all your great points.

like many of you said, i should worry about my bottom line, max offer price, minimum profit or whatever else we can call it.

also great point Bill not to hammer the wholesaler too much if i plan to work with them again, which i do.

in my case there is a reason to negotiate little lower price. their listing was slightly different from the reality when it comes to the tenant at the property. 

it seemed originally that the tenant was leaving at the end of November and could stay for longer for $1,000/month if we wanted, but the reality is that the tenant has lease until end of February and only for $500/month

it would be great if tenant removes all the garbage off the property, but i am not counting on that.

it is mainly garbage outside that is concern, but i am planing to remove the garbage on my expenses. 

he also has 3-4 cars (covered with tarp) that i am not sure what i would do with them. hopefully he would want to take them with him, assuming he cares enough about them to cover them???

i believe i can deal with all the garbage and mess left behind, the only think i was not sure about is getting tenants out of the house and all of you've been a great help to make me understand what i am possibly walking into.

I should probably give more details at the start, but here is few extra things that may answer some of your questions:

this is a wholesale deal for cash. the price already takes into account the current state of the property and now I am trying to get little bit off the price to account for possible holding and eviction costs.

my main thing is just to know what to expect when trying to get the tenant out.

my plan:

1. try to see if the tenant leaves before lease is over and pay him lump sum for doing so.

2. eviction due to violations (trash everywhere)

3. give them at least 30 day notice before the lease expires that we are not extending on month to month and then deal with them if they don't leave

question for Greg:

"If they agree, take 10 $100 bills and tear them nearly in half (you keep at least 51% of the bill) and give them the smaller part."

do you actually mean to really tear the bill in half? is that legal to tear money?

Thank you Nicole and Travis,

I really want the tenant out for 2 reasons:

1. the place is absolute mess. i am talking 3-4 dumpsters from just the backyard. not a tenant i want to keep. the story given to me was that tenants lived there for 20 years. multiple violations on county records

2. I also really need to fix the place and remodel it to be able to get $1,500/month in rent

Travis, when i said possible eviction after end of lease, I assumed that once the lease ends and the tenant doesn't want to leave i would have to start eviction process to get him out.

please correct me if i am wrong.

Hello and thank you to anybody that answers my question,

I am looking at the property in Denver, CO (Adams County) that has a tenant under lease until 2/28/2016 for well bellow market value ($500/month when it should be over $1000 and around $1500 after remodel).

after the lease ends it's month to month.

the current lease gives only one out option that is written the contract:

"The tenancy granted may be terminated by tenant or landlord with 30 day written notice if rented on month to month basis."

does it mean i have to wait until it is on a month to month basis and then i can give 30 day notice? this would end the agreement on 3/28/2016 with possible eviction after that???

or can i give a notice to end the lease/rental agreement so it is effective on 2/28/16 when the actual lease expires?

I am looking at the worst case scenario just to be ready before i purchase this place.
