I am considering using a handyman to provide annual service for my AC units, boilers and water heaters. Looking for a sample checklist of tasks to complete and any payment guidance if anyone else has this type of maintenance contract/service.

Thank you for posting as your figures could be accurate. Like you might have done here, I would rather be conservative with my investment forecast.

The potential upside with Capex is your house could be more valuable with the ability to increase rents, along with some tax benefits of depreciation.

Check within Mamaroneck zoning dept. if it is even possible to change from a 4 to 5. I would discount the purchase price to reflect only the legal income and expenses.
