Hey Charles,

Everything that you are saying is making a lot of sense to me and confirms some of the small inroads I've been making into actually landing these types of assets.  I especially like the adding value paragraph!  Good things to consider and get clear on before approaching this investor, and I hadn't thought of it from so many angles before.

I also thought of potentially either getting my commercial real estate license and finding these deals myself with a sort of hybrid wholesaler and agent mindset, vs. teaming up with a few agents who are already plugged into that network.

But, anyway, much appreciate your response!

Hello, I am a wholesaler who is currently looking to up my game and impress a big fish cash buyer that I know.  I want to bring him some value first in the form of a 32 unit apartment complex, which is his minimum criteria.  My goal is to provide a ton of value to him and do a number of these types of deals with him.  That way he'll perhaps allow me to learn more and get into these types of properties in the future [both with him and by myself].

Question: So, how do I find these types of off-market deals?  How do I find these types of deals 'period' - on or off market?

And what are some other things I could offer to do for him around some of the other properties he has?

Any wisdom would be very much appreciated!
