There seems to be a tax rule that, depending on the expense category, dictates a write-down over 1-2 years or 25 years of new HVAC equipment in single-family rental properties. What is the rule?

I heard on a podcast about new door handles with push button lock system.  To allow individual apartments or rooms keyless locking security.  Does anyone have a suggestion as to the best and most cost effective door handles with these locks?
