Good to know regarding MLS and going straight to the seller's agent. Is there any good wholesaling websites that you can suggest or should I start networking through real estate clubs in my area?

Hi,

I am looking to buy my first property sometime in 2016. Interested in mainly buy and hold investing for cash flow. Looking to get into something that I can get for under 10-20% below market and a 10%+ return on my initial cash investment. Don't want any fixer-upper for my first property. Not exactly sure where to look. I have been reading about real estate and saving for the last two years, now I have to start narrowing down to a few location that will meet my criteria. Any suggestions would be greatly appreciated. Thanks, Peter.
